Management Services Summary

We manage approximately 500 residential units made up of apartments, condominiums, single family homes, and office buildings. In addition, we manage 8 condominium associations all of which are located in the Boulder County area. We have served Boulder County for the past 39 years.
We pride ourselves in offering our clients "hassle free property management" to ensure our clients do not have to be involved in the day-to-day dealing with tenants, contractors, and city inspectors. Too often, owners have to get involved with rental collections, noise enforcement, security deposit refunds, disputes, and taking calls at all hours regarding maintenance issues.

Our services include:
Residential
A) Property Management which includes checking tenants in and out, collecting rent, sending monthly reports to the owner with a monthly disbursement and an explanation of bills incurred, and dealing on all issues with the tenant including rent collections, maintenance, subleasing, or daily inquiries.
B) Provide 24-hour maintenance service for all aspects including repairs, heating, electrical, plumbing, carpentry, and general maintenance.
C) Leasing services include renting your property, the designing of successful ads that will attract rental calls, pricing the property at the right market rate, showing the property, verifying credit references resulting in renting to credit worthy tenants.

Our fees are as follows:
A) Management services are 10% of the rent collected (fee may vary with multiple properties or properties listed with Fowler Property Management.).
B) Maintenance rates vary from $38/hour to $39.50-$50.00/hour ranging from general maintenance, electrical, plumbing, and heating (note: generally on single family homes the tenant maintains the property).
C) Leasing fee is 50% of one month's rent (fee may vary with multiple properties).
D) Renewal fee is $100.

Condominium Association
Our management services include:
A) Set up Association's minute book file and records
B) Collecting Homeowners' dues
C) Paying all bills
D) Scheduling and attending Board meetings, providing information on development to lenders, appraisers, and title companies on a daily basis including completing uniform condominium project questionnaires.
E) Inspecting property
F) Prepare a budget comparison report on a monthly basis for income and expenses.
G) Responsible for hiring and supervising all contractors and obtaining competitive bids.
H) Sending out all correspondence including newsletters.
I) Answering all homeowners' inquiries.
