What we can do for you: - Prepare monthly accounting statements.
- Prepare year-end statements.
- Pay bills for required goods and services, i.e., utilities, insurance, landscaping, repairs, materials, etc.
- Collect HOA dues and follow up on delinquencies.
- Provide status letters to title companies on seller's balance at closing.
- Mail yearly reports to homeowners.
- Attend annual meeting and other board meetings as scheduled.
- Respond to Realtor requests for Board meeting minutes, by-laws, covenants, etc., as required for property closing.
- Coordinate yearly tax filing with CPA
- Issue requests for bid for required goods and services.
- Coordinate activities with landscaping services and other providers.
- Issue letters to Homeowners documenting non-compliance with the HOA Rules and Regulations.
- Coordinate with Board members via email.
- Receive and respond to inquiries from Homeowners and report information to the Board.
- Provide timely response to Board members and homeowners regarding concerns or questions.
- Make recommendations to the board based on inspections done periodically (frequency to be negotiated), with a single point of contact for all compliance issues.
- To prepare specifications, solicit and receive bids for work to be contracted to vendors.
- Provide an after-hours emergency number, if desired, for maintenance calls to be handled by Sherrelwood Services, a maintenance company.
- Uphold rules and regulations, declarations and bylaws, and enforcement of said rules and regulations.
- HOA website link on Fowler website, or HOA information page provided by fowler on Fowler site for easy access to HOA documents for homeowners, Realtors, and others.
- Obtain insurance certificates for all contractors.
- Preparation and mailing of newsletters.
